DESCRIPTION: Seaside Breeze is a spacious and easy to love beachfront villa that was added to our villa portfolio in May 2021, after being purchased by a new owner. The house was built in 2006, and it has not been previously offered for rentals. From 2006 – 2021 Seaside Breeze was lightly used and was very well maintained by its original owner, resulting in a home that is currently in very fine condition. With 3700 sq/ft of interior space and 1740 sq/ft of exterior decks, Seaside Breeze is a roomy villa that will very comfortably accommodate 8 guests in 4 a/c bedrooms with 3 baths. Seaside Breezes's design incorporates some unique features, including floor to ceiling windows with two huge trapezoid windows on the front and back (east and west) sides of the house. The oversized windows combine with coral stone tiled floors, an open floor plan and cedar woodwork to produce a cheerful, attractive and alluring interior. The great room includes the blue tooth-enabled audio system has 8 speakers that will distribute lively (or soothing) music throughout the great room, or to a selected zone. Seaside Breeze is insulated, which is unusual in St. John homes, and this helps keep the house comfy and cool. Seaside Breeze's single best feature is probably its location. You are just a few steps from a sandy beach and the 82 degree, crystal clear waters of the Caribbean - where you can swim, snorkel, kayak, paddleboard or go boating - in your front yard.
LOCATION: Seaside Breeze is indeed seaside, located on the beach at Johnson Bay - a quiet cove carved out of Coral Bay on the southern coast of St. John. In front of your villa there is a small, reef protected sand beach that invites all kinds of water sports and activities. The lovely views look at Coral Bay and the east end of St John, with the British Virgin Islands and 1700' Mt Sage on Tortola rising out of the background.
Seaside Breeze faces east and the pool, sun deck and sand beach are bathed in sunshine for most of the day. The trade winds are partially blocked so they usually blow mild yet refreshingly cool which provides perfect weather for outdoor activities. There are only four villas along the beach at Johnson Bay, and the thick vegetation between Seaside Breeze and the villa on your right provides a good privacy screen, while on the left side of your house, an undeveloped lot that is owned by the homeowner's association also provides a good privacy screen.
It's a 25-30 minute drive into Cruz Bay, and a 4-10 minute drive to the restaurants, bars, and groceries in Coral Bay, a 15-20 minute drive to the Park beaches located along the north shore, and a 5-10 minute drive to the two Park beaches (Lameshur Bay and Salt Pond) in Coral Bay.
LIVING & DINING: With its bold 30 foot cathedral ceiling, huge trapezoid windows running fore and aft, and its wide expanse of white coral stone floors, the great room of Seaside Breeze is pretty to look at and even better to live in. The living room opens to the deck and is located on the left side of the great room. It contains a 50" streaming TV, surround sound, blue tooth stereo system with 8 zoned speakers that are placed throughout the great room.
There are four dining areas, with the primary dining room located on the right side of the great room and also opening to the pool deck. The gas BBQ grill is conveniently located just outside the interior dining room, and almost within reach of the dining table on the deck. There is a third dining table in the middle of the great room, and a mahogany bar off the kitchen also has seating for six.
KITCHEN: The little used kitchen is clean, modern, and very well equipped for home cooked meals, or if you prefer, hire a private chef to treat you to some culinary delights. The kitchen includes mahogany counter-tops, with white cabinets and drawers filled with cookware and dinnerware. Stainless steel appliances include a cooktop stove and oven and a refrigerator/freezer with water and ice dispensers, a microwave and a toaster oven, coffeemaker and other gadgets and kitchen tools. A washer/dryer is conveniently located within the kitchen.
BEDROOMS: The home has 4 bedrooms all with A/C and 42" TVs. There is a master bedroom on the main level with a king bed and an attached bathroom with a tiled shower. The additional three bedrooms are on the upper level and are accessed by an interior staircase. The second master bedroom has a king bed with an attached bath and tiled shower. There are two guest bedrooms which share a full bath. One is a king and the second is two twins.
