St. John is truly unique in the Caribbean because nearly two-thirds of the island is protected within the Virgin Islands National Park. This remarkable conservation effort has helped preserve its natural beauty in a way few destinations can match.
As a result, St. John remains a small, friendly, and welcoming island where lush mountains, pristine beaches, and crystal-clear waters are largely unspoiled and minimally developed. Unlike many other Caribbean islands, its coastline and landscapes have been carefully protected, creating a peaceful and breathtaking environment that feels both untouched and timeless.
Villas, condos, and hotels are not permitted to be built on National Park beaches, helping preserve St. John’s natural beauty and unspoiled coastline. However, not every beach on the island falls within the National Park system, and we do offer a few exceptional homes located on non-park beaches, including Carnival Beach House in Klein Bay and Dream Come True in Devers Bay.

Fortunately, St. John has remained largely free of beachfront condo developments, allowing its beaches to retain a more natural and private feel for visitors and residents alike.
All guests arrive on St. John via ferry from St. Thomas, with service into Cruz Bay. There are three ferry options: the Red Hook Ferry, the Crown Bay Ferry, and the Charlotte Amalie Ferry. Please note that ferry schedules are subject to change, so it is always important to confirm times in advance.
The Red Hook Ferry is the most commonly used route. It is approximately a 45-minute taxi ride from the airport, followed by a 20–30 minute ferry crossing to St. John. This route operates most frequently and typically offers calmer seas.
The Crown Bay Ferry is the closest to the airport, located about a 5-minute taxi ride away, with a ferry crossing of approximately 45 minutes. The Charlotte Amalie Ferry is also nearby, about an 8-minute taxi ride from the airport, with a similar 45-minute ride to St. John. Both of these downtown routes can occasionally experience rougher sea conditions compared to Red Hook.

While most villas requires a vehicle, we highly recommend renting a 4-wheel-drive Jeep or SUV for stays on St. John. The island’s steep hills, winding roads, and rugged terrain are all part of its charm—but they also make having your own reliable transportation especially important.
Relying on taxis is not always easy or convenient, as service can be limited, wait times can vary, and availability is not guaranteed in all areas of the island.
Even if you are staying within walking distance of Cruz Bay such as Cruz Views condos, Grande Bay, Lavender Hill or Mango Serenity (Mango Terrace), having your own Jeep gives you the freedom to explore at your own pace—whether it is discovering stunning beaches, stopping at scenic overlooks, or heading out for dinner whenever the mood strikes.
Driving a Jeep around St. John is part of the adventure and one of the most fun and flexible ways to experience everything the island has to offer!
St. John is widely regarded as one of the safest islands in the Caribbean. With a small year-round population of roughly 3,500 residents, the island has a strong sense of community, connection, and island pride that contributes to its overall safety and welcoming atmosphere.
As a result, crime levels are generally low, and St. John remains a very popular choice for villa travelers seeking a relaxed and secure destination.
Cruz Bay is typically safe to walk through both during the day and in the evening, and visitors also feel comfortable exploring the island’s beaches and natural areas. As with any travel destination, we always recommend practicing common-sense precautions, but overall St. John offers a peaceful and enjoyable environment for guests to fully experience the island.
Nightlife on St. John is relaxed, welcoming, and centered around its vibrant dining scene. With more than 35 restaurants across the island, guests can enjoy a wide variety of cuisine and settings—from casual beachside to elevated tropical dining experiences.
Evenings often revolve around dinner out with friends or family, followed by live music at many popular local spots. On most nights of the week, you will find talented musicians performing, creating a lively yet laid-back island atmosphere that’s perfect for unwinding after a day in the sun.
The term “villa” can sometimes be confusing, so we like to clarify what we mean. When we refer to a villa, we are talking about a privately owned, freestanding vacation home that we rent and manage on behalf of the owners—most of whom reside in the United States.
Our villas range in value from approximately $600,000 to $7 million, with an average value of about $1.6 million. Each home is unique, individually designed, and maintained to provide a comfortable and memorable island experience.
When booking a villa on St. John, it’s important to understand how different types of rental arrangements can impact your stay.
If an owner is based on St. John and provides true 24-hour guest and maintenance support, that can work well. However, when an owner lives off-island and relies on a friend or neighbor to handle guest services, response times and support may be more limited, and guests can sometimes feel less supported during their stay.
In addition, individual owners typically manage only one property, which may lead to less flexibility in helping match guests with the right home for their needs.
For a smoother and more reliable experience, many guests prefer working with an established on-island management company. These companies typically offer 24-hour guest and maintenance support, local staff who can respond quickly when needed, and a wide selection of villas and condos to ensure guests are placed in the property that best fits their needs and expectations.
Most villas have a 5 to 7-night minimum stay requirement, and most condos have a 3 to 5-night minimum. However, exceptions can sometimes be made depending on availability and timing, so shorter stays may be possible on occasion.
In most cases, guests are welcome to start and end their stay on any day of the week, offering flexibility when planning travel dates around flights and schedules.
Except where specifically noted, rental rates do not include daily housekeeping or meals. However, we can help arrange or recommend these private services for you to enhance your stay.
