DESCRIPTION: Palm Villa is a beautiful 3 bedroom 3 1/2 bath home with a pool. The home has been renovated and is a fine example of Caribbean architecture, with the pool, deck furniture, exposed beam cathedral ceilings, multiple ceiling fans, screened louver windows, French doors, and coral stone tile floors throughout the interior and exterior, create a comfortable and beautiful living environment. Palm Villa is equipped with a Tesla Battery backup system for your comfort.

Palm Villa was designed to maximize the views with the pool and sun deck as the centerpiece. As you walk down the stairs to the entrance of this beautiful home, you will catch a first glimpse of the panoramic views you are sure to enjoy throughout your stay. With the newly added covered deck, you will create many memories while dining together at the outside table. For those sunlovers, you are sure to enjoy the all day sun by the pool, but for those sensitive to the sun, there is a shaded area as well, where you can enjoy the outside, without having to worry.

The main house with the kitchen, living and main bedroom are to the left of the entrance and the two guest bedrooms, 1/2 bath and laundry room are on the right. The main house and bedrooms are air-conditioned but if you prefer enjoying the Caribbean tradewinds, the home is fully screened, so open your windows and let the warm tropical breezes envelop you. A feature we know our guests are sure to welcome are the solar panels with Tesla battery back up system. If the power goes out, the Tesla battery will kick in, so you will not be without power. This will be a welcomed amenity for those unexpected power outages.

(The owners of Palm Villa have another home on the island called Ilios. This stunning home is located in Hart Bay & has a wonderful Mediterranean feel, with its white exterior & blue shutters. This beautiful home enjoys a/c in the great room & bedrooms, water views and a Tesla battery back up, for the unexpected power outages.)

LOCATION: Upon entering Palm Villa, you are immediately struck by the magnificent views that open up in front of you, for Palm Villa is located in an excellent setting on Gifft Hill, on a private and quiet hilltop 750 feet above the blue-green Caribbean Sea. Sometimes your view stretches all the way to the mountains of El Yunque and El Toro, 80 miles off in the distance in the rain forests of Puerto Rico. Your captivating views sweep almost 180 degrees and include more than a dozen islands and cays, from Frenchcap Cay and St James islands in the south, past St. Thomas, Thatch and Lovango Cays, and beyond the Hans Lollick Islands in the northwest. At night after a beautiful sunset, the soft lighting, gentle trade winds and twinkling lights of distant islands create a wonderfully romantic and restful environment. During the day, your southwest orientation provides you with blessed sun on your pool deck from 9am to sunset. For those looking for some cover, two 9 ft umbrellas were recently added and are bolted to the deck. If opened the umbrellas offer a peaceful and shaded place to sit and relax or for those looking for sun, the umbrellas can be easily closed and you can work on your golden tan; the choice is yours. The restaurants and many other delights of Cruz Bay are a 10-15 minute drive on paved roads.

LIVING & DINING: The newly renovated living room is beautifully furnished with a couch and four matching chairs, all highlighted with blues and whites; the color scheme offers a crisp, clean and inviting atmosphere you are sure to relax in to. For those times you are not out exploring, you can kick back and watch your favorite drama or sports game on the flat screen TV or if you prefer listening to music, play your favorite songs and dance around like no one is watching. And for those times you want to enjoy the serene peace of the Caribbean, close your eyes and relax to the sounds of the numerous crickets, tree frogs, doves, songbirds and other 'chirpers' who are constantly singing in the trees outside your windows and doors.

For your dining pleasure there is a table for 6 outside on covered pool deck.

KITCHEN: The kitchen underwent a complete renovation. Located just off the pool deck, the kitchen has great views and puts the chef right in the middle of the action. The new kitchen has mahogany cabinets and granite countertops, along with a s/s refrigerator, 4-burner gas stove and oven, dishwasher, microwave, and sink. It also includes a toaster, blender, drip coffee maker and a complete selection of pots, pans, and kitchenware. A separate laundry room with a washer/dryer and 1/2 bath are located just off the main entrance to the villa and kitchen. There is a BBQ grill on the deck for your grilling pleasure.

BEDROOMS: The 3 bedrooms are located in 3 separate buildings, providing excellent privacy. The air-conditioned east main bedroom suite includes a king size bed, cable TV, tiled bath with shower, and an adjoining sitting room with a day bed, a perfect sleeping area for a younger child. The main poolside bedroom and the guest poolside bedroom both have a/c, queen beds, satellite TV, water views and en suite baths with tiled showers. All bedrooms contain ceiling fans and are attractively decorated and furnished.

"I have been meaning to write a review about my stay at Palm Villa this past winter. We had such a wonderful vacation and enjoyed the villa so much. We traveled with our older children and the house worked beautifully for us! Our must have was a sunset and from this villa they are just breathtaking! The home is quite spacious the pool is in the center of the villa and then the main house and 2 of the bedrooms open off the pool deck. The master bedroom is a good size and is located off the left side of the villa. My 2 children loved the separation between the master bedroom and 2 guest bedrooms. They are old enough now that we did not find this to be a problem and they loved going for a late night swim, especially since the pool was right outside their doors!! The kitchen is beautiful and well stocked What you see in the photos is what you get so when we walked in to the home upon arrival we were very pleased.. We will definitely be returning to St John and Palm Villa will be our villa of choice!!

"This was our second year staying at this property and it is a beautiful home. Love the spacious bedrooms with wonderful en-suite bathrooms that have big beautiful showers. The pool is great with amazing views. Sean who met us to take us up to the house was very nice and helpful. He gave us a refresher on how to run the air conditioners and made sure everything was working before he left. Hopefully will be back in the future.

"Palm villa was absolutely gorgeous! The views were amazing and the layout of the house was perfect for 3 couples and a young child. The kitchen was well stocked with stainless steel cookware (unlike the usual destroyed and scratched nonstick fry pans!). The house was clean,bright,airy and quietexcept for one rogue rooster who made sure we woke up with the sun to start another beautiful day on the island. Working with Caribbean villas for the second time was easy and seamless, as was the jeep rental. We will certainly be back!

"This is a beautiful, well-appointed villa. Lovely views of Cruz Bay that are especially gorgeous at sunset and followed thereafter with the lights of St Thomas in the distance. This is a newly redone home with 1st class furnishings and appointments. As always, Caribbean Villas provided first class service. We were 6 adults and cooked in every night so we could enjoy the views and linger afterwards with good wine, nice music and great conversation. Im certain no restaurant on the island can top the romantic atmosphere at Palm Villa.

"Great villa that looks over Cruz Bay. The pics on the site do not do it justice. Very recently renovated, it is very fresh. It had everything we needed from beach chairs to coolers. Interestingly with everything electric it had a gas stove with nice pans which we appreciated. We would definitely come back to this villa.

"We returned from St. John last week. Palm villa is beautiful. The view is incredible. The property is clean. The kitchen is well stocked if you plan to cook. There is a grill on the patio that is very convenient. It was perfect for our family. There were 6 adults. Everyone had enough space for our needs. We rarely sat inside but it was very comfortable and had a beautiful table for nice family meals. There is also a large table outside as well if you prefer your meals with a view. The pool was perfect for us. We did get a little lost coming in but it was easy to contact someone and they were very helpful to get us back in the right direction. We cant wait to come back and would love to stay at palm villa again!!

"One of the best St John Rental Villa ever! We have known Palm Villa for many years and we absolutely loved our stay at the New Palm Villa in January 2021, and we think you would too. Heres why: Its has been completely rebuilt with many great improvements! It is very lovely with an upscale contemporary feel. Every room has been thoughtfully furnished for comfort and beauty creating a true sense of casual elegance. The villa has both open and covered decks providing plenty of space to enjoy the sun or the shade. The layout is very friendly for a family as well as a group of friends. It is very convenient to Cruz Bay for restaurants but there is also a fantastic kitchen and outdoor dining and grilling area. Its a beautiful villa with a beautiful view. Set in a mature tropical landscape, the villa is situated perfectly to capture the beautiful sunsets and island views. It was great fun to watch the coming and going of all the boats in and out of the harbors. A couple of evenings we heard Caribbean steel pan music drifting up from the harbor which was an unexpected treat. It was very close to a full moon which was magical on the beautiful Coral Stone deck. Its friendly. Everybody knows that St John is a friendly island. If youre looking for a nice three bedroom villa in one of the best locations on St John, dont hesitate.
