Tennis Cottage is a charming 3 bedroom 3 bath home with a pool. The design of Tennis Cottage is private, tropical and comfortable and consists of two buildings; the main house and a guest house.
The main house includes the living, kitchen and dining areas, plus a romantic master bedroom and bath. A large covered deck runs along the upper length of the main house and provides an excellent place to relax and enjoy the scenic views of Chocolate Hole and magical Caribbean nights. The second bedroom and bath is private and cozy and is located off the back courtyard in the guest house. The third bedroom and bath is located on the lower level of the main house and opens to the 40 foot pool and large sundeck.
In 2019, the owners added Tesla solar panels to the main house, Tennis Villa, and should power be interrupted on the island, the battery back up system automatically kick in. Tennis Villa can be rented in conjunction with Tennis Cottage as a 7 bedroom estate, or each villa can be rented separately.

Distance To Town: It’s a 6 minute drive to the shops, restaurants and grocery stores in Cruz Bay.
Living & Dining: The relaxing, air conditioned living area captures great views and cooling breezes and comes equipped with wireless internet, 32 inch flat screen cable TV/DVD and Bluetooth speaker.
You may dine on the pool deck at a table for six, or on the upper level deck at the table for 6, or inside at a table that also seats 6. There is a washer/dryer on the lower level.
Kitchen: The kitchen is very well equipped for anything from snacks to gourmet meals and includes a gas BBQ grill in the courtyard.
Bedroom Details: All three bedrooms have 32″ cable flat screen TV’s, blue ray DVD players, a/c and ceiling fans, or if you prefer, all also open to soft cooling breezes. The main house master suite has a queen bed and is located off the great room. The private master suite is in the guest house and has a king bed (or two twins) and opens to the courtyard. The third bedroom on the lower level of the main house has a queen bed, a sitting area and it overlooks the pool and Chocolate Hole. All bedrooms have adjoining tiled baths.
Tennis Cottage overlooks Chocolate Hole Harbor with south facing sunny and scenic views of the harbor and the Caribbean Sea. Although the Cottage is the neighbor of Tennis Villa, both villas are private and hidden from view from each other. Each villa has a separate, private driveway and parking area, but a path connects the two villas and insures an easy walk from one house to the other.
Chocolate Hole is a well-established, quiet and convenient neighborhood that consists of high-priced residential villas. The shops, restaurants and grocery stores in Cruz Bay are a 5-6 minute drive away. The National Park beaches along the north shore of the island are about a 7-9-10-15 minute drive away.
INTERNET SERVICE: The internet service is subject to frequent interruption. We cannot guarantee internet quality or speed. Renters might find it convenient to travel with a cellular carrier MiFi – a couple of examples are AT&T and Virgin Mobile. There will be no refunds due to the internet not working.
PHONE SERVICE/CELL PHONES: Local phone service is interrupted regularly and in spite of our efforts to reinstate service it can sometimes take weeks. AT&T is the only cell service we find operates efficiently on the island. If you do not have AT&T we strongly suggest you bring a pay as you go AT&T cell phone with you as we do not provide cell phones should the local phone service be interrupted.
POOL FLOATS: Pool floats are not guaranteed with your villa rental. If you want access to them, please bring them with you.

Jan. 2024 – ” We thoroughly enjoyed our stay in the Tennis Cottage. With three separate living quarters; one on the pool level, one on the main level and one in the unattached master suite, it was perfect for our family. It has a very comfortable unpretentious island feel. We enjoyed sharing dinner scraps with the resident cats, lizards, hermit crabs… All were very well behaved and appreciative. The view of Chocolate hole is great, not too far of a walk to the grocery store and the Westin and we never had difficulty getting a taxi to pick us up or drop us off. It was a special week for our family and we made many wonderful memories. We highly recommend this cottage.”

Dec. 2022 – We had a wonderful time. The house provided everything we could want or need. Our welcome surprise in the fridge was perfect & came in handy. My parents were in the main level & my husband and I chose the pool level room, it was great having the separate areas. We will definitely be back.
2021- If you’re looking for a quiet spot on St John, Tennis Cottage is a great option. The cottage is appropriately named as it’s more cottage than villa, but we really liked the charm of the place. There are 3 bdrms, one in the basement walks out to the pool. Upstairs is a nice open air porch that overlooks Chocolate Hole. The property is situated lower on the ridge line between Chocolate Hole and little Cruz Bay which doesn’t afford big sweeping views, but there is a very nice view of the Hole and beyond out to open water. The main house consists of a kitchen, living room and dining area in an open floor plan. There is also a bedroom with a large closet. In addition, there is a separate building with a bedroom. All three bedrooms have a bathroom. Because of the layout, this cottage probably isn’t ideal for a family with young children who you don’t want sleeping separately from the adults. But if you want a place with some privacy among the bdrms, this set up is perfect. Many people walk and run along the road just in front of the cottage so it’s a good place to get a little exercise in the mornings or early evenings. It is possible to walk down a short but steep landing to gain access to the beach at little Cruz Bay and the Westin. We walked down to let the kids swim and we had dinner at the beach restaurant at the Westin. That walkability factor is a big plus for this location as the property also feels isolated and quiet. Lastly, the management company and all of the good people there are really enjoyable and made our stay wonderful.
-Stocked with everything you would possible need for a beach vacation. The property manager was constantly in communication with you and easy to reach. The full kitchen had anything you would need to prepare a meal. It was easily found and accessible to taxi services so getting a car wasn’t exactly necessary. It is very close to the main house so you can hear people outside and vice versa, overall a very nice stay I would book again.
