LOCATION. The owners of Sunset Vista had the first choice of all the lots in the 72 acre neighborhood that is the Virgin Grand Estates. They chose well, and Sunset Vista is the finest lot in this neighborhood of luxury homes. Sunset Vista sits on a knoll about 575 feet above the Westin Resort and the Caribbean, and as you can see, you have spectacular views that stretch more than 180 degrees from east to west. Sunset Vista was built in 1995 in a carefully selected, exclusive, very private setting. As of 2008, very little has changed. Although Virgin Grand Estates has seen more than 16 new homes built since 1995, Sunset Vista has not been greatly impacted. It retains its exclusive setting with no abutting neighbors, excellent (clothing optional) privacy and the sunset views from this villa are top rated, undoubtedly one of the best sunset views on St. John.

DESIGN. Sunset Vista is a very handsome 3-level design with most of the living areas on the main (2nd) floor. You park on the 2nd level and enter the great room and stare – the amazing view comes at you through a 16 foot vertical wall of glass. There are two guest bedrooms on the main floor to the right, each with interior and exterior access, and the living/dining rooms and kitchen are to the left of the entry. The master bedroom is the only room on the upper level; the bedroom apartment is by itself on the lower level, and both are accessed by interior stairs. The pool, sundeck, hot tub and exterior dining area are also on the main level, accessed through screened sliding glass doors.

LIVING/DINING. A cathedral ceiling with skylights and a 20 foot wide wall of glass creates a sunny, well lit and cheerful living room. A powerful and markedly quiet zoned air conditioning system keeps this home cool and very comfortable, or if you prefer, open the screened doors and enjoy the refreshing trade winds. The living room is enriched by plush upholstered furniture and Italian marble floors. The entertainment center includes a 30" cable color TV/DVD and a stereo/CD player with interior and poolside speakers.

The kitchen opens to an outdoor covered dining patio with a gas barbeque grill and table for six. If you prefer dining inside, the dining room seats 6-8 in a charming setting.

The interior dining room

KITCHEN. The stylish kitchen has the interior dining room on one side and the exterior dining deck on the other side. It’s completely equipped, including an electric stove and oven, microwave, refrigerator/freezer, dishwasher, garbage disposal, blender, coffeemaker and all necessary cookware and dinnerware. Marble floors and washed oak cabinets are handsomely accented by Corian countertops, and a kitchen bar seats four on bar stools. A washer/dryer and cordless phone are included.

BEDROOMS. The large (340 sq/ft) master bedroom has a very private location on the upper level. In addition to more room and outstanding views, it has a king bed, a/c, cable TV/DVD, telephone, stereo and 5-disc CD, a bar/refrigerator and a romantic private balcony that is perfect for sunsets or stargazing.
The 2nd bedroom (220 sq ft - 2 double beds) and the 3rd bedroom (270 sq ft – king bed) are on the main level and each has interior and exterior access. Both bedrooms have a/c, water views, cable TV, a telephone and a private Italian marble bath with shower. The third bedroom also has a small bar and refrigerator.
The 4th bedroom is a bedroom apartment on the lower level (450 sq ft – king bed) with interior and exterior entrances, a/c, a fully equipped kitchen, a living area and a marble bath and shower.

CARIBBEAN VILLAS' VIEWS. Sunset Vista, Villa Hibiscus and Villa Del Sol were the first three homes built in the Virgin Grand Estates. They were designed and furnished by the developer who built the St John Hyatt Virgin Grand, which is now the Westin Resort – located 575 feet below you on Great Cruz Bay. The exterior and interior design and decor of Sunset incorporates many of the appealing features of the luxury hotel that is its pedigree. But this plush villa also includes features that the Westin doesn’t offer, such as 3500 square feet of living area, 4 bedrooms and 4.5 baths, and a modern and completely equipped kitchen with three dining areas and a 575 foot elevation. Sunset Vista's name is appropriate – this is one of the most splendid sunset views on St. John. “Cocktails at sunset” is a popular St. John tradition that should not be missed at this home. Sunset Vista is (no surprise) a popular home. If it’s occupied for the time you desire, check the availability of its nearly identical 3-bedroom cousins, Villa Hibiscus and Villa Del Sol.
