Seaside Breeze is a spacious and easy to love beachfront villa that was added to our villa portfolio in May, 2021, after being purchased by a new owner. The house was built in 2006, and it has not been previously offered for rentals. From 2006 – 2021 Seaside Breeze was lightly used and was very well maintained by its original owner, resulting in a home that is currently in very fine condition. With 3700 sq/ft of interior space and 1740 sq/ft of exterior decks, Seaside Breeze is a roomy villa that will very comfortably accommodate 8 guests in 4 a/c bedrooms with 3 baths. Seaside Breezes’s design incorporates some unique features, including floor to ceiling windows with two huge trapezoid windows on the front and back (east and west) sides of the house. The oversized windows combine with coral stone tiled floors, an open floor plan and cedar woodwork to produce a cheerful, attractive and alluring interior. The great room includes the blue tooth enabled audio system has 8 speakers that will distribute lively (or soothing) music throughout the great room, or to a selected zone. Seaside Breeze is insulated, which is unusual in St. John homes, and this helps keep the house comfy and cool. Seaside Breeze’s single best feature is probably its location. You are just a few steps from a sandy beach and the 82 degree, crystal clear waters of the Caribbean – where you can swim, snorkel, kayak, paddle board or go boating – in your front yard.

Living & Dining: With its bold 30 foot cathedral ceiling, huge trapezoid windows running fore and aft, and its wide expanse of white coral stone floors, the great room of Seaside Breeze is pretty to look at and even better to live in. The living room opens to the deck and is located on the left side of the great room. It contains a 50” streaming TV, surround sound, blue tooth stereo system with 8 zoned speakers that are placed throughout the great room.
There are four dining areas, with the primary dining room located on the right side of the great room and also opening to the pool deck. The gas BBQ grill is conveniently located just outside the interior dining room, and almost within reach of the dining table on the deck. There is a third dining table in the middle of the great room, and a mahogany bar off the kitchen also has seating for six.
Kitchen: The little used kitchen is clean, modern and very well equipped for home cooked meals, or if you prefer, hire a private chef to treat you to some culinary delights. The kitchen includes mahogany counter-tops, with white cabinets and drawers filled with cookware and dinnerware. Stainless steel appliances include a cooktop stove and oven and a refrigerator/freezer with water and ice dispensers, a microwave and a toaster oven, coffeemaker and other gadgets and kitchen tools. A washer/dryer is conveniently located within the kitchen.
Bedroom Details: The home has 4 bedrooms all with A/C and 42″ TVs. There is a master bedroom on the main level with a king bed and attached bathroom with tiled shower. The additional three bedrooms are on the upper level and are accessed by an interior staircase. The second master bedroom has a king bed with an attached bath and tiled shower. There are two guest bedrooms which share a full bath. One is a king and the second is two twins.
Seaside Breeze is indeed seaside, located on the beach at Johnson Bay – a quiet cove carved out of Coral Bay on the southern coast of St. John. In front of your villa there is a small, reef protected sand beach that invites all kinds of water sports and activities. The lovely views look at Coral Bay and the east end of St John, with the British Virgin Islands and 1700’ Mt Sage on Tortola rising out of the background.
Seaside Breeze faces east and the pool, sun deck and sand beach are bathed in sunshine for most of the day. The trade winds are partially blocked so they usually blow mild yet refreshingly cool which provides perfect weather for outdoor activities. There are only four villas along the beach at Johnson Bay, and the thick vegetation between Seaside Breeze and the villa on your right provides a good privacy screen, while on the left side of your house an undeveloped lot that is owned by the homeowner’s association also provides a good privacy screen.
It’s a 25-30 minute drive into Cruz Bay, and a 4-10 minute drive to the restaurants, bars and groceries in Coral Bay, a 15-20 minute drive to the Park beaches located along the north shore, and a 5-10 minute drive to the two Park beaches (Lameshur Bay and Salt Pond) in Coral Bay.
CELL PHONE SERVICE: Cell phone service on St. John may be spotty with certain carriers. Additionally, North Shore locations may pick up cell towers on Tortola (The British Virgin Islands). If this occurs, expensive roaming charges could potentially be applied to your bill and/or you may be charged international rates. PLEASE FAMILIARIZE YOURSELF WITH YOUR PERSONAL CELL PHONE PLAN BEFORE TRAVELING TO THE ISLAND. This villa is equipped with Wilson Cellular Signal Booster Technology, which is positioned towards St. Thomas. The system serves to stabilize and strengthen incoming and outgoing cellular phone and Internet signals at the house, and, in most cases, your communications will be via cell towers on St. Thomas and not Tortola. St. Thomas antennas are AT&T dominated. Thus, cell phone users on St. John find AT&T the company of choice for coverage, efficiency, and, at times, to avoid roaming charges. You may wish to consider a pay-as-you-go AT&T phone for your vacation if you use another carrier. Again, know your cell phone plan. Lastly, for communicating with friends and relatives off island from the villa, always consider your computer’s video Skype mode via the house’s WiFi system. In most cases, this will be free.
LOCAL PHONE SERVICE: Local phone service is available at this villa through the island’s only telephone company. As with many services on St. John, it can occasionally be interrupted. We will do our best to remedy the situation should this happen. Again, you may wish to consider a pay-as-you-go AT&T cell phone, since we do not provide cell phones should local phone service be compromised.
INTERNET SERVICE: Internet on St. John has traditionally been poor and via the Island’s single telephone company using DSL connections. On a Clear Day … is proud to announce that our Internet service is now provided Love City Community Network (LCCN), a non-profit, high speed, fiberoptic initiative created from the ground up by St. John Islanders immediately post Hurricane Irma in order to supply the area with emergency communication. Should LCCN connectivity be lost, villa Internet fails over to a backup AT&T cellular connection. A suggested backup system for guests to be used on other parts of St. John and in St. Thomas is mobile cellular Internet MiFi via AT&T or Virgin Mobile.
We are sorry that there can be no refunds for Internet and/or telephone failure.
PHONE SERVICE/CELL PHONES: Local phone service is interrupted regularly and in spite of our efforts to reinstate service it can sometimes take weeks. AT&T is the only cell service we find operates efficiently on the island. If you do not have AT&T we strongly suggest you bring a pay as you go AT&T cell phone with you as we do not provide cell phones should the local phone service be interrupted.
POOL FLOATS: Pool floats are not guaranteed with your villa rental. If you want access to them, please bring them with you.

Mar. 2024 – Beautiful property. Great location.
Mar. 2024 – We chose this home for 8 friends to celebrate 60th birthdays. The home offered ample seating both inside and out! The view was absolutely perfect. The remote location offered the seclusion we were looking for, but did add to the cost of a taxi since we were 20 minutes from beaches, etc. The beds were very comfortable and the AC was an added bonus. The kitchen was well equipped except for wine glasses. We would definitely stay here again.
Mar. 2024 – This villa was absolutely wonderful for our group of seven women. The location is remote, making taxi prices higher, but we loved the quiet privacy. The entire villa is air conditioned and has plenty of seating for everyone. The stairs are not super steep which is sometimes a concern. The view and outside area are absolutely stunning! The beds were very comfortable. The addition of wine glasses would have made this villa perfect!

Oct. 2022 – Seaside Breezes is a gorgeous spacious villa directly on the water. Highlights for our group was the great view, the sandlot and the pool. Great parking area also. Plenty of seating space for eating in but, the available kitchen supplies & utensils required the ability to adapt and overcome. The canopies over the deck and bay breezes are great while relaxing on out back. Thanks Carribean Villas for being great hosts.
