Location. South Palm is located in the exclusive Virgin Grand Estates, which is a neighborhood of recently built, high-quality, multi million dollar vacation homes. South Palm sits at an elevation of about 290 feet with very pretty views of Great Cruz Bay, the Caribbean Sea, St. Thomas and other islands off in the distance. You’ll also enjoy colorful sunset views and the twinkling lights of St. Thomas at night. As of November of 2006, South Palm is the only house on its drive and it has no abutting neighbors. This is a very peaceful and private location with very little traffic and discreet clothing optional sunbathing. This is also a villa for sun lover's, with sun on the pool deck from early morning to sunset. It’s a 5 minute walk to the beach, restaurants, fitness room, spa and shops at the Westin Beach Resort, below you, but if you linger at the beach bar, it’s a bit longer walking up the hill. Of all the Virgin Grand Estates homes, South Palm has the easiest walk to the Westin. The many restaurants, bars, shops and other delights of the village of Cruz Bay are a 10-15 minute drive, entirely on paved roads.

Design. South Palm’s owner is a professional homebuilder who spent many years planning this home, which was completed in the summer of 2006. The attractive and functional 3-level design seen here is somewhat similar to the design of its popular Virgin Grand neighbor, Vista Caribe. South Palm has multiple exterior rooflines, but the 2800 sq/ft interior is all under one roof. The design incorporates many classic architectural features such as tiled roofs, beamed cathedral ceilings, coral stone floors, Doric columns, French doors under arched windows and a 750 sq/ft covered veranda (deck) on the villa’s south and east sides, and an 1100 sq/ft antique brick pool deck.
You park above the house and descend stairs to the main level and enter into the great room. The kitchen, powder room and dining areas adjoin the great room, and multiple French doors open to the tiled and covered decks. Off the deck, exterior stairs lead down a half level to the pool and an 1100 sq/ft brick sun deck. There is one bedroom/bath and private balcony on the main level, and a second bedroom/bath and private balcony is on the 3rd (upper) level. The other two master bedrooms are on the lower level and open to a sun terrace that is below the pool level. All four bedrooms are accessed by interior stairs and the entire site is colorfully landscaped with a vibrant array of tropical vegetation.

The air conditioned Great Room is a classic beauty with coral stone floors, mahogany windows and French doors, and a vaulted ceiling. Open the armoire doors and turn on the 32” satellite TV/DVD with a home theater system, or the AM/FM/CD with I Pod hookup and speakers in the great room and outside for the decks. South Palm also has an internet high speed connection (satellite modem).


Dining. The interior dining area has a mahogany table that seats 10. There are also tables and chair sets that seat 6 on the pool deck, a few steps from the built in outdoor gas grill.



Villa Rapture


Kitchen. This is a handsome gourmet kitchen with beautiful custom made Brazilian cherry cabinets, granite countertops and coral stone floors. The kitchen is centered on a 6-burner gas stove with a hood and oven. Other appliances include a s/s refrigerator/freezer, s/s dishwasher, garbage compactor, microwave, toaster, blender, coffee maker, and abundant cookware and dinnerware. There is a half bath (powder room) and a handsome laundry room off the kitchen. A built in gas grill is outside the kitchen on the deck, protected from the occasional shower.

Bedrooms. Each air conditioned bedroom is identical in size and all face southwest to capture the views through screened French doors. All the bedrooms have king beds, a satellite TV in an armoire and adequate closet space. Each has a tiled bath with granite counters, Brazilian cherry cabinets, copper sinks and bronze fixtures, and an oversized shower. Three of the bedrooms also have coral stone outdoor showers. The upper level and main level bedrooms have private balconies while the two lower level bedrooms share a private 450 sq ft brick sun terrace with access to the pool. All towels and linens for 8 people are included.

Caribbean Villa's View. The owner of South Palm is an experienced custom homebuilder who oversaw the design and construction of his island home. This seems to be a theme at the Virgin Grand Estates, where beautiful homes like Rapture, C’est Blue, and Vista Caribe were all built by different owners who are luxury home builders. Like the three Virgin Grand owner/builders before him, South Palm’s owner did a superb job. The site, layout, construction materials, and livability are all first class. Some of the many features that we like include:

  • Large outdoor covered decks that overlook the pool and have lovely views, privacy and comfortable deck furniture. If you love to be outside but not in the sun, covered decks are a blessing.
  • Beautiful, colorful landscaping that constantly reminds you that you’re in the tropics
  • A 32” satellite TV in the great room and 20” flat screen satellite TVs in every bedroom, plus high speed satellite internet access.
  • A stereo/CD system with an iPod hookup with speakers in the great room plus outdoor speakers on the deck.
  • A southwest sunny orientation with central a/c throughout the villa, which makes this home especially enjoyable in the summer months.
  • A 15’ x 22’ very private pool enclosed on 3 sides by a handsome brick sundeck.
  • An overall commitment to quality, as demonstrated by the use of copper sinks, Brazilian cherry and granite in every bathroom, the kitchen and even the laundry and powder rooms.
  • A very clever site and building plan that makes South Palm one of the quietest, most peaceful and private sites within the exclusive Virgin Grand Estates.

South Palm was designed with families in mind, with all the bedrooms under one roof, interior stairs and two bedrooms at ground level. This is also an excellent home for 2-4 couples, or honeymooners or lovers looking for some extra privacy. The owner welcomes weddings and this would be a great function house because the condos and hotel rooms of the Westin are (a walk) below you. Overall, South Palm is a villa that shows meticulous planning and excellent taste in the design and construction of the house and its surroundings. It was designed to be a splendid vacation home, and it succeeds.
