BOUGAINVILLEA VILLA - OVERVIEW.

This new (2017) 3-unit boutique condominium with a pool, central a/c and a superb location is located in one of Cruz Bay's best neighborhoods, on the hill above and behind Gallows Point. The three large condos are housed in a handsome 3-story building, with each condo on a different floor. Units One and Two are 2-bedroom, 2-bath units on the 1st and 2nd floors, while the Penthouse is a 1-bedroom, 1-bath unit on the top floor. The 3 units rent separately, or if you plan ahead the entire complex could be rented as a 5-bedroom / 5-bath, in town luxury villa. The festive restaurants, bars and shops in Cruz Bay are an easy 4-5 minute walk. We've been renting condos in Cruz Bay since 1990 and, in our view, these Bougainvillea bests the competition when it comes to location, quality, comfort, privacy and rental value.

LOCATION.

Bougainvillea Villa is located in what we consider to be one the most desirable neighborhoods in Cruz Bay, on the hill above and behind Gallows Point. There are four reasons why this a premium Cruz Bay rental home location.
First, you’re located on a south-facing hill that allows unobstructed and spectacular views of St Thomas, St James and more than a dozen other Virgin Islands stretching across your horizon.
Second, you’re an easy 4-5 minute walk to the ferry or the restaurants, bars, shops, nightlife and taxis in the always festive town of Cruz Bay. This means you don’t have to rent a jeep, although a jeep is always a recommended way to explore St. John.
Third, the pool deck, plus the sun deck of each unit face south and west - unlike so many Cruz Bay condos - so you receive all day sunshine and a spectacular sunset every evening.
Fourth, Bougainvillea is nestled into a wooded hillside that creates an intimate sense of quiet privacy that is seemingly a world away from Cruz Bay, yet you’re actually on the doorstep of great food and festive nights.

Preview - Unit One is a spacious two-bedroom / two-bath, first floor luxury condo with central a/c and designer furnishings and décor. Unit One is the same size as Unit Two (1500+ sq/ft) and has the same floor plan, and both have a private side deck and a gas BBQ grill, plus a south deck that provides lovely views. DESIGN. Bougainvillea Villa is a 3-story, 3-unit boutique condominium, built from island stone and concrete. Units One and Two are 2-bedroom, 2-bath units on the 1st and 2nd floors. Covered exterior stairs lead up to Unit Two, and then up to the Penthouse unit , a 1-bedroom, 1-bath unit on the 3rd floor. The Penthouse’s design gives up a bedroom, but gains deck and wonderful outdoor living space, all with drop dead gorgeous views. Units One and Two both have sun/sunset decks with superb views, plus they each have a very quiet and intimate covered deck on the private northwest side of the building.
Units One and Two are the same interior size, with identical floor plans, but the unit’s furnishings and décor are different. In both lower units the two bedrooms are located off the great room, which contains the kitchen, dining and living areas. The Penthouse is a suite where the bedroom is an extension of the great room and shares its fantastic views.
Bougainvillea’s design incorporates large widows on all four sides of the units so the interiors are sunny, bright and cheerful, but powerful central a/c keeps them cool and comfortable in the warmer months. The upscale character of these units is apparent in the location, the structure, and interior features such as screened mahogany doors and windows, mahogany cabinets, fine bed linens, and high quality interior lighting and decor.
The 3 condos share a lovely pool and sundeck that is located a level below Unit One to give it more privacy. There is also onsite parking in the front of the building for 1 vehicle per unit.

The Bougainvillea owners are repeat guests of ours and their many St. John rentals served them well in designing and furnishing their new homes, for Bougainvillea hits on every measure of excellence. Every choice vacation home starts with an outstanding location, and simply put, Bougainvillea’s location is certainly one of the best in Cruz Bay. Set above Gallows Point, it’s an easy walk to town, yet this setting offers uncommon privacy and serenity. One couple owns all 3 units, so the appliances, furnishings, décor, baths and amenities are uniformly first class. Each unit is decorated and accessorized differently, but every unit is comfortable and appealing. An abbreviated listing of best features includes the following:
  • The building, each unit - everything - is brand new as of 2017, and the introductory pricing is an excellent value.
  • These 3 upscale condos can also be rented as a 5-bedroom villa, so bring the whole family
  • This in town location is unusually quiet and private, especially on your side deck
  • Whisper quiet central a/c cools every room in each condo
  • An inviting 16’ pool and sundeck is located in a sensuous tropical setting
  • Each unit has beautiful views that stretch across the horizon, and the Penthouse view is in a class by itself.
  • All units have decks on two sides of the building, including a sun deck plus a covered deck.
  • The sunset views will leave you breathless.
  • The condos are large (1500 sq/ft) by Cruz Bay standards and all have tasteful, comfortable living areas, gorgeous kitchens, intimate bedrooms and tiled baths
  • There is on site parking for 1 vehicle per unit
In sum, we have rented condo units in Cruz Bay since 1990, including units in Cruz Bays’ “Best Six” condo resorts, and we think that feature for feature Bougainvillea is one of Cruz Bay’s best rentals, especially at the introductory prices.

PHONE SERVICE/CELL PHONES: Local phone service is interrupted regularly and in spite of our efforts to reinstate service it can some times take weeks. AT&T is the only cell service we find operates efficiently on the island. If you do not have AT&T we strongly suggest you bring a pay as you go AT&T cell phone with you as we do not provide cell phones should the local phone service be interrupted.

Internet Service: The internet service is subject to frequent interruption. We cannot guarantee internet quality or speed. Renters might find it convenient to travel with a cellular carrier MiFi – a couple of examples are AT&T and Virgin Mobile. There will be no refunds due to the internet not working.

Pool Floats: Pool floats are not guaranteed with your villa rental. If you want access to them, please bring them with you.
