LOCATION. Villa Bougainvillea is a boutique 3-unit, 3-floor condominium with a superb location on the hill above and behind Gallows Point in Cruz Bay, St. John. Unit Two of Villa Bougainvillea is located on the second floor, just below the Penthouse unit. The second floor elevation gives Unit Two exceptionally pretty views of the Caribbean, plus stunning sunset views and picturesque evening views of distant flickering island lights. We rate this as one Cruz Bay’s most scenic views. You’re a 2-minute walk to the Ocean 362 Restaurant and Bar at the Gallows Point Resort, or an easy 4-5 minute walk to numerous island restaurants, bars, shops, and enjoyable nightlife in Cruz Bay. The north side of Villa Bougainvillea borders a small tropical forest which gives your side deck a sense of privacy and tranquility that is quite rare for an in town, Cruz Bay location. It’s not necessary to rent a jeep to get to your villa, but a jeep is still recommended as the best way to explore St. John’s fascinating and unique National Park.

DESIGN. Unit Two (and Unit One) are upscale 1500+ sq/ft, 2-bedroom/2-bath units, while the Penthouse on the top floor is a luxury 1-bedroom, 1-bath unit. Covered exterior stairs lead up to Unit Two where you enter into the great room, which contains the living, dining and kitchen areas. The great room is sunny, bright and cheerful with two sets of 8’x 8’ mahogany and glass sliding doors opening to the sundeck, while a third 8’ sliding door opens to the 24’ side deck with BBQ grill. The sundeck looks out over the Caribbean to capture colorful sunsets and picture postcard island views, while the serenity deck looks into the peaceful and undisturbed tropical forest that borders the entire north side of Unit Two.

GREAT ROOM. The great room faces south and west - into the sun - but the powerful central a/c maintains cool temperatures throughout. The upscale character of these units is apparent in the location, the overall attention to design and quality, as well as interior features such as mahogany doors and windows, granite and mahogany baths, floor to ceiling drapes, fine bed linens and decorator interior lighting and decor. Bougainvilleas three units share an intimate garden pool and sundeck, located below Unit One. There is onsite parking in the front of the building for 1 vehicle per unit.

KITCHEN/DINING. The attractive kitchen has granite counter tops including an island bar/counter top that seats four. Abundant mahogany cabinets provide more than enough space for the dinnerware, cookware and kitchen supplies that are provided. Appliances include a side by side refrigerator, 4 burner gas stove and oven, dishwasher, microwave, toaster, coffeemaker and other small appliances.

Cruz Bay is a very friendly island town, so when you meet new friends and invite them to dinner you’ve got lots of room at the interior dining table that seats 8. The essential item for dining and entertaining in the Caribbean sits on your side deck – a Webber gas BBQ grill. The side deck also has a small table for 2-4.

BEDROOMS. Both bedrooms have king beds, a/c, high quality linens, a large closet and an adjoining handsome bath. The bedrooms are both corner bedrooms with four screened mahogany windows that open to the warm trade winds, or stay cool with the a/c. The bedrooms are equal in size (220 sq/ft), and the two mahogany and granite baths are also quite similar in size and appearance.

CARIBBEAN VILLA COMMENTS: Bougainvillea is an outstanding new addition (2017) to the Gallows Point neighborhood and Cruz Bay. The owners could have crammed a lot more condos onto this lot; instead they opted to go for larger units with an emphasis on style and casual elegance. We think you’ll agree that Bougainvillea is one of Cruz Bay’s finest boutique condominiums.

A summary of Unit Two’s best features include;

  • Bougainvillea and Unit Two have a great location on the hill overlooking Gallows Point. It seems like you’re a world away from Cruz Bay, but you’re actually 4-5 minutes from “beach bars, guitars and a whole lotta love.”
  • Unit Two is definitely larger (1500+ sq/ft) than most Cruz Bay rental condos, but it’s also better furnished with more comfort and style. This is also a “green” villa, with roof top solar panels supplying much of the unit’s energy needs.
  • Your front deck and the pool deck face south-west, which means you are blessed with all day sunshine, combined with central a/c. This is an excellent home for relaxing in, or out of the sun
  • Unit Two has outstanding water, sky and island views 24 hours a day, but the views are exceptionally stunning when the sun is high, when the sun is setting and all night long.
  • The north-west side of Bougainvillea borders a wooded hillside that creates a surreal sense of “deep in the National Park” privacy and serenity. Highly unusual for Cruz Bay, your side deck is 10 feet from a small but lush Caribbean forest, in downtown Cruz Bay, really.
  • 2017 is the first year of rentals for Bougainvillea, so the owners have agreed to offer introductory pricing. Compare Unit Two’s price to the other condos in this neighborhood and you’ll discover that this is quite a good deal – especially for 4 people - that won’t last.
