Tennis Villa plus Cottage actually consists of two separate villas. They can be rented together as a 7 bedroom villa or they can be rented separately as a 4 bedroom main house and a 3 bedroom cottage. Each property has its own private entrance but there is also a connecting walkway between the 2 properties. The spacious main house, Tennis Villa, comfortably accommodates up to 8 persons and includes a tennis court and a 43 foot pool. The the one-story custom design is child friendly, spacious and comfortable. Only a few St. John villas combine this much space and privacy with such easy access to so many activities and amenities. Tennis Villa consists of a 3 bedroom/3 bath main house plus a 1 bedroom/1 bath detached pool house. The main house contains a truly gourmet kitchen plus the living and dining areas, while the pool house overlooks the all weather surface tennis court. The arched doorways of the living area of the great house flow into a large garden courtyard that encircles a 43- foot pool. The south-facing courtyard gets all day sun and affords privacy and sunset views. The design of Tennis Cottage is private, tropical and comfortable.
Tennis Cottage consists of a main house and a guest house. The main house contains the living/dining and kitchen areas, plus a romantic master bedroom and bath. A large covered deck runs along the upper length of the main house and provides an excellent place to relax and enjoy the scenic views and magical Caribbean nights. The second bedroom/bath is private and cozy and is located in the guesthouse behind the main house. The third bedroom/bath is on the lower level of the main house and opens to the 40 foot pool and large sundeck.
In May of 2023, the regulation size tennis court at Tennis Villa was resurfaced and now includes markings for pickleball. Also included are tennis rackets, tennis balls, pickleball paddles and pickleball balls. Should you be an avid player for either sport, we recommend bringing your own rackets.
In 2019, the owners added Tesla solar panels to both the main house, Tennis Villa and the guest cottage, Tennis Cottage. The battery back up system automatically kicks in should power be interrupted on the island.

Tennis Villa – The very spacious and comfortable living room contains 3 large arched doorways that are framed by stately columns and beautiful native stonework. Sliding glass screened doors recess into wall pockets and extend the living room onto the expansive garden patio and pool area. The arched doors open to gentle breezes and scenic harbor views and combine with cathedral ceilings and tropical furniture to create a relaxing summertime setting. A 56 inch flat screen TV and DVD, stereo with CD and cassette, wireless internet and a regulation pool table are included.
The large table in the dining area seats 8-10 and there are breakfast and lunch tables on the pool deck that seat 4-6.
Tennis Cottage – The relaxing, air conditioned living area captures great views and cooling breezes and comes equipped with wireless DSL, 32 inch flat screen cable TV/DVD, a AM/FM stereo/CD and an I Pod dock. You may dine on the pool deck at a table for six, or on the upper level deck at the table for 6, or inside at a table that also seats 6. There is a washer/dryer on the lower level.
Kitchen:
Tennis Villa – This fabulous kitchen is definitely a gourmet’s delight. It is very well equipped and includes a 6 burner Wolf gas range with griddle and hood, standard and convection ovens plus a microwave oven, 3 white ceramic double sinks, 2 refrigerator freezers, toaster, blender and complete cookware, china and glassware. A washer/dryer is located off the kitchen and a gas barbecue grill is on the patio. There is plenty of room for multiple chefs, and this spacious kitchen will easily handle a large group.
Tennis Cottage – The kitchen is very well equipped for anything from snacks to gourmet meals and includes a gas BBQ grill in the courtyard.
Bedroom Details:
Tennis Villa -The four air conditioned bedrooms, (1 king, plus 3 kings that convert to 6 twins) and the four adjoining baths are comparable in size and furnishings. In order to insure sound and visual privacy there are no common walls between the bedrooms. Each bedroom has a flat screen cable TV and blue ray DVD player and there is abundant closet space, tasteful furnishings and an attached tiled bath. Three bedrooms (north, south and west bedrooms) are located in the main house while the fourth bedroom is housed in the pool house.
Tennis Cottage – All three bedrooms have 32″ cable flat screen TV’s, blue ray DVD players, a/c and ceiling fans, or if you prefer, all also open to soft cooling breezes. The main house master suite has a queen bed and is located off the great room. The private master suite is in the guest house and has a king bed and opens to the courtyard. The third bedroom on the lower level of the main house has a queen bed, a sitting area and it overlooks the pool and Chocolate Hole. All bedrooms have adjoining tiled baths.
Tennis Villa is located in Great Cruz Bay in a very convenient and appealing setting. It’s an exceptional spot that enjoys excellent privacy and peace and quiet, and yet it’s a 3-4 minute walk to a white sand beach with swimming and boating in calm Caribbean waters at the Westin Resort. For dining options, it’s an easy walk to a beach side restaurant/bar under swaying palms at the Westin or it’s a 5 minute drive to the restaurants in Cruz Bay. Tennis Villa sits on a large lot on the peninsula that separates Great Cruz Bay Harbor from Chocolate Hole Harbor, with picturesque views of both harbors. Both Great Cruz Bay and Chocolate Hole Harbor are well-established and desirable neighborhoods that consist of expensive residential villas.
Tennis Cottage overlooks Chocolate Hole Harbor with south facing sunny and scenic views of the harbor and the Caribbean Sea. Although the Cottage is the neighbor of Tennis Villa, both villas are private and hidden from view from each other. Each villa has a separate, private driveway and parking area, but a path connects the two villas and insures an easy walk from one house to the other.
Chocolate Hole is a well-established, quiet and convenient neighborhood that consists of high-priced residential villas. Groceries at Starfish Market are a 4-5 minute drive and the many restaurants and shops of Cruz Bay are an easy 7-minute drive.
CELL PHONE SERVICE: Cell phone service on St. John may be spotty with certain carriers. Additionally, North Shore locations may pick up cell towers on Tortola (The British Virgin Islands). If this occurs, expensive roaming charges could potentially be applied to your bill and/or you may be charged international rates. PLEASE FAMILIARIZE YOURSELF WITH YOUR PERSONAL CELL PHONE PLAN BEFORE TRAVELING TO THE ISLAND. This villa is equipped with Wilson Cellular Signal Booster Technology, which is positioned towards St. Thomas. The system serves to stabilize and strengthen incoming and outgoing cellular phone and Internet signals at the house, and, in most cases, your communications will be via cell towers on St. Thomas and not Tortola. St. Thomas antennas are AT&T dominated. Thus, cell phone users on St. John find AT&T the company of choice for coverage, efficiency, and, at times, to avoid roaming charges. You may wish to consider a pay-as-you-go AT&T phone for your vacation if you use another carrier. Again, know your cell phone plan. Lastly, for communicating with friends and relatives off island from the villa, always consider your computer’s video Skype mode via the house’s WiFi system. In most cases, this will be free.
LOCAL PHONE SERVICE: Local phone service is available at this villa through the island’s only telephone company. As with many services on St. John, it can occasionally be interrupted. We will do our best to remedy the situation should this happen. Again, you may wish to consider a pay-as-you-go AT&T cell phone, since we do not provide cell phones should local phone service be compromised.
INTERNET SERVICE: Internet on St. John has traditionally been poor and via the Island’s single telephone company using DSL connections. On a Clear Day … is proud to announce that our Internet service is now provided Love City Community Network (LCCN), a non-profit, high speed, fiberoptic initiative created from the ground up by St. John Islanders immediately post Hurricane Irma in order to supply the area with emergency communication. Should LCCN connectivity be lost, villa Internet fails over to a backup AT&T cellular connection. A suggested backup system for guests to be used on other parts of St. John and in St. Thomas is mobile cellular Internet MiFi via AT&T or Virgin Mobile.
We are sorry that there can be no refunds for Internet and/or telephone failure.
PHONE SERVICE/CELL PHONES: Local phone service is interrupted regularly and in spite of our efforts to reinstate service it can sometimes take weeks. AT&T is the only cell service we find operates efficiently on the island. If you do not have AT&T we strongly suggest you bring a pay as you go AT&T cell phone with you as we do not provide cell phones should the local phone service be interrupted.
POOL FLOATS: Pool floats are not guaranteed with your villa rental. If you want access to them, please bring them with you.

Dec. 2023 – Amazing! Where do I even begin? Our extended family of 14, including 6 children and 8 adults ranging from ages 1 to 76, enjoyed all that the Tennis Villa and Cottage had to offer, which was substantial. The layout was definitely nontraditional but the four dwellings allowed our large family to spread out and have lots of privacy. The kids woke up early and headed to the tennis and basketball court to begin their active days, while their parents could sleep in. Everyone loved mornings by the pool, which involved morning dips, breakfast at the multiple poolside dining spots, and relaxing on the chaise lounges. The kitchen was extremely well-equipped and easily the best design for a large family. Actually, the whole layout of the villa encouraged constant family fun with the large dining area, pool table, and pool. We also loved having sunset drinks over the Westin Harbor. The Cottage had great views to Chocolate Hole and felt very private. We cannot say enough great things about the Tennis Villa and Cottage! If you are considering it for your large family, don’t hesitate to book it but make sure that the four dwellings will work. It was perfect for our family! Thank you for a wonderful vacation.
– My family recently stayed at tennis villa for a family reunion. This villas is perfect for a large group and sleeps up to 14 with the cottage. We spent the majority of our time at the villa. The spaciousness and comfort allowed us to relax, play tennis, a game of pool, swim and venture into town for dinner. I strongly recommend tennis villa. Everything from booking to our arrival to our last day was exceptional. We will return.
