LOCATION. Kismet is located on Maria Bluff, which is the south-facing peninsula between Great Cruz Bay and Chocolate Hole Harbor (see Map). Maria Bluff has always been a desirable neighborhood of distinctive villas like Las Brisas Caribe, and now Kismet brings a new elegance and refinement to this upscale neighborhood. Kismet sits on the highest and most private point of land on Maria Bluff. This location provides fabulous 360 degree sunrise/sunset views, plus vistas that include Rams Head to the east, St Croix to the south, St Thomas, Hans Lollick and Lovango to the west, and the hills of St. John to the north. Kismet enjoys excellent peacefulness and tranquility because it occupies an unusually large lot. The land is actually large enough to have private walking paths that wind through beautiful tropical gardens.

The restaurants, tennis courts and fitness room and spa at the Westin Resort are a 3 minute drive, and the charming boutiques, restaurants and nightlife of Cruz Bay are less than a 10 minute drive.

DESIGN. The gated entrance to Kismet leads to the caretaker's house where you park and then ascend stairs to the great house. Kismet consists of three centrally air conditioned buildings (pavilions) that are connected by covered walkways. The east pavilion (the great house) contains the living room, dining room, kitchen and theater, all at ground level. The master bedroom, bath and sitting room are in the south pavilion, also at ground level, and the four guest bedrooms plus the pool room are in the 2-story west pavilion. Located beside the master bedroom is a flight of stairs that leads up to the sunrise/sunset gazebo with its spectacular 360 degree views. All three pavilions face into a spacious tiled courtyard with a 37 foot pool, hot tub, outdoor dining and barbeque area and lovely views. Kismet is surrounded by expansive and beautiful lawns and gardens and a walking path with romantic seating areas weaves through this garden paradise.

LIVING/DINING. Like the living/dining areas of Delfina, Kismet's centrally air-conditioned rooms are the very definition of elegance and loveliness. The 460 sq/ft living room has wonderful views to the south and west, a dry bar, satellite TV/DVD, Sirius satellite radio, plus a 5-disc CD with a good music collection. The sound system plays through speakers in the living room, dining room and at the pool and the pool patio. A desk in the living room has a fax and a PC, and a DSL line, or bring your laptop and get online almost anywhere with Kismet's Wifi.

The formal (interior) dining room seats 8-10 in style, and the table on the pool patio also seats 8-10. Both dining areas are wired for music and the interior dining room also has a 20 inch flat screen TV. A gas grill is on the deck.

KITCHEN. The gourmet kitchen has custom mahogany cabinets, granite countertops, top of the line appliances and a pantry. It also includes:

  • a chefs 6-burner gas stove with full hood and a s/s double oven,
  • oversized refrigerator and icemaker, dishwasher, and microwave,
  • a warming drawer, soft ice cream machine, coffeemaker, double toaster, blender, etc.
  • a CD/AM/FM player and 13 inch satellite TV to keep the chef(s) entertained,
  • Two laundries are off the kitchen

BEDROOMS. The master bedroom is actually a 3-room suite consisting of the 220 sq/ft master bedroom with a king bed, a 150 sq/ft reading room, and an elegant bath with a steam shower and a bathtub.
All the bedrooms include wonderful views, a/c, satellite TV, a telephone and room to room intercom, a safe, Wifi access plus plug in DSL, two Kismet bathrobes and two pair of Kismet slippers and a hair dryer. The daily maid service includes making beds, washing towels and cleaning the bathrooms and kitchen. Sheets are changed once at midweek.

The four guest bedrooms and baths are located in a 2-story building on the south side of the pool patio. The upper level bedrooms, both with king beds open onto the spacious pool deck. Exterior stairs lead down to the two lower bedrooms (one king bed, the other with 2 twins which, open onto a large tiled patio with a water fountain.

POOL ROOM.The pool room is on the lower bedroom level and also opens onto the water fountain patio. This a/c room contains a regulation pool table, wet bar, dart board, two single beds, a full bath and a safe for valuables. This is the only room in Kismet where smoking is allowed.

THEATER. This is one of St John's best theaters (Sea Cove also has a superb theater). The theater is off the living room and includes custom mahogany ceiling and wall panels, separate a/c, six electric reclining 1st class seats, a 50 inch satellite Pioneer Elite flat screen TV, six surround sound speakers by Klipsch, a laser disc player, plus DVD and VHS, plus an excellent selection of laser discs, DVDs and tapes.

The sunset gazebo above the master bedroom is accessed by exterior stairs and offers stunning 360 degree views of St. John and the islands that surround it. The overstuffed cushions provide very comfortable seating and the open design insures Caribbean breezes. Like the cozy seating along the walking paths in Kismet's gardens, this is also a lovely retreat.

CARIBBEAN VILLAS' COMMENTS. After many years of construction, Kismet was completed in 2006. There is no question that by any standards this is a villa of exceptional beauty, comfort, craftsmanship and décor. Kismet is so exceptional that it raises the question - is this now St. John's finest rental villa? Could be, we'll let you decide.

Some of the features that give Kismet St. John's highest 5-star rating include:

  • The location. This multi acre lot provides unusual privacy, peacefulness, and serenity, yet you're less than 10 minutes from Cruz Bay. The sunrise, sunset, day and evening views are lovely and the private paths that weave through the expansive estate gardens are a unique and delightful feature.
  • Concierge personnel. Kismet and the Peter Bay Beach House are the only villas that we offer that include full time manager/concierge personnel (see notes below).
  • The theater is a marvelous media room that combines comfort (power reclining seats), great audio visual effects (50 inch screen plus surround sound) and outstanding craftsmanship and attention to detail.
  • The ceilings and floors of Kismet are in keeping with the entire estate, absolutely stunning and unique. As you walk from room to room you'll notice that the ceilings are of different designs, but all built with great care and superb craftsmanship. (For example, look at the ceiling in the theater). The same is true of the gorgeous floors where the tile and the floor patterns are all Moroccan. It took three years to tile Kismet and the result is beautiful artwork, almost too lovely to walk on. (For example, look at the floor in the gazebo.)
In sum, Kismet shows such impeccable attention to detail and quality that the entire villa could be considered a work of art. For our clients who demand the very best in elegance, comfort and luxury in a Caribbean villa, we recommend Kismet. If Kismet is unavailable for the dates you desire, consider Delfina or one of our other Ultra Luxury Villas.

ADDITIONAL INFORMATION.ONE COMPLIMENTARY ROUND-TRIP transfer FOR KISMET GUESTS from the St. Thomas airport to the National Park Dock in Cruz Bay, St. John: A private air-conditioned taxi van with a professional driver will meet your incoming flight at the St. Thomas airport (or at any other pre-arranged location on St. Thomas), and drive you in air-conditioned comfort to the National Park ferry dock on St. Thomas, where a private water taxi will take you directly to St. John's National Park dock. There you will be met by Kismet's Estate Manager in Kismet's private customized Tundra safari wagon; he will assist you with your rental vehicles (if we have not already arranged for your rental cars to be at the villa), and will escort you to Kismet and get you settled. Only one transfer over to St. John and back to St. Thomas's airport is included; should your group have multiple arrivals, additional transfers can be arranged, well in advance, at your expense. (PLEASE NOTE that your arrival information is required at least 4 weeks prior to your arrival, in order to ensure that these high-demand transfer services can be reserved and provided to you).

Kismet's helpful Property Estate Managers, Adrian & Michelle, live in a separate apartment to the side of the property, and is on call there to assist you with anything you might need, including island information, daily trips, dinner reservations, babysitting, travel arrangements and other concierge services, and to answer your questions - but your total privacy within Kismet is completely assured.

Please - no smoking inside Kismet, except for inside the Billiard Room (the only room at Kismet where smoking is permitted.)

KISMET IS AVAILABLE FOR WEDDINGS, PARTIES + SOCIAL GATHERINGS for up to 60 guests maximum. Social events may only be held at Kismet as part of a seven-night minimum villa rental. You may have up to 12 guests in your party staying and sleeping at Kismet; your agent or event planner can arrange lodging for additional guests at St. John hotels or inns, such as the nearby Westin Resort. SEE KISMET RATES FOR WEEKLY RATES. Kismet's standard refundable security deposit is $1500. For all weddings, parties and social gatherings held at Kismet, an additional $3000 refundable social event damage deposit is also payable (although you should expect that clean-up, septic system maintenance, other repairs and replacing missing or broken items may utilize a significant portion of this $3,000 social event deposit. Receipts as well as a list of expenses applied to this social event deposit will be furnished upon your written request). Caribbean Villas & Resorts Management Co. requires that you give us, well in advance, complete details of all your wedding or party plans, including names and contact information for wedding personnel and/or catering persons or event planners who will be at this villa for your function...this information must be provided to us as part of your rental Terms & Conditions, as part of the Kismet Rules + Regulations for Social Gatherings (see below). Guests will be held completely responsible for any damages, missing items, and will be charged if their caterer/chef does not complete a full clean-up of the villa property inside and outside, including removing all trash from the property. Please ask to see complete details and our agreement for these functions.

KISMET'S RULES AND REGULATIONS FOR SOCIAL GATHERINGS OF OVER 20 PERSONS: Kismet is one of the prime places chosen for rental and for renters hosting social events on St. John because of its site, the sunset and sunrise views, the ambience of the villa itself, and the number of persons it can accommodate. Because Kismet is in a residential neighborhood, every effort must be made to reduce noise and its impact on Kismet's neighbors. If you wish to host such an event at Kismet, the following Rules and Regulations must be closely observed:
  • In an effort to reduce noise and discomfort for the neighbors and to reduce wear and tear to the villa, Kismet will accommodate no more than 60 persons at any event. Maximum overnight occupancy by no more than 12 persons must be observed at all times.
  • If a band is hired for any social event, the band must play only acoustic instruments. Electronic instruments, outdoor speakers and amplifiers are prohibited.
  • All outdoor music must end by 9:30 pm (indoor music with a dance floor available can continue with all windows closed and the air conditioning on.)
  • Kismet kindly requests also that efforts be made to reduce any other loud outdoor noise after 9:30 pm., including noisy conversation.
  • Your social event or reception itself, with any gathering of non-Kismet guests, must end by 10 pm. latest.
  • All traffic coming and going from Kismet must make an extra effort not to disturb neighbors. No cars or taxis should park in, nor turn in, any neighbor's driveway.
Unplanned events are not recommended and will likely be disallowed by Kismet Management if deemed a possible annoyance to neighbors. These weddings and any other social events are allowed totally by the decision of, and the responsibility of, the renter, and if applicable, their wedding or event planner. Kismet itself is not in the business of planning, creating or executing such social events.

Rates, Printing Errors, Changes and Omissions: Caribbean Villas is not responsible for printing errors and inadvertent omissions. All rates and villa details are subject to change without prior notice.

PHONE SERVICE/CELL PHONES: Local phone service is interrupted regularly and in spite of our efforts to reinstate service it can some times take weeks. AT&T is the only cell service we find operates efficiently on the island. If you do not have AT&T we strongly suggest you bring a pay as you go AT&T cell phone with you as we do not provide cell phones should the local phone service be interrupted.

Internet Service: The internet service is subject to frequent interruption. We cannot guarantee internet quality or speed. Renters might find it convenient to travel with a cellular carrier MiFi – a couple of examples are AT&T and Virgin Mobile. There will be no refunds due to the internet not working.

Pool Floats: Pool floats are not guaranteed with your villa rental. If you want access to them, please bring them with you.
