LOCATION. Kabej Patch overlooks Chocolate Hole Harbor with south facing
sunny and scenic views of the harbor and the Caribbean. A path connects to a
little used road below the villa which leads to a public path to the small sand
beach and good snorkeling at Chocolate Hole.
Chocolate Hole is a well-established and convenient neighborhood that consists
of a mix of residential and rental villas. Groceries at Starfish Market are a 4-5
minute drive and Cruz Bay is an easy 5-7 minute drive on paved roads.

DESIGN. Kabej Patch is a 2 ½ level home. You park and enter the house on the
upper level, which consists of the kitchen / living / dining areas, the two master
bedrooms and baths and the upper level sun deck. A covered stairway leads to the
lower level with three bedrooms/baths and a covered deck. The stairs continue
down another half level to the pool and sundeck which are at ground level.

LIVING/DINING. The mahogany floors, beamed cathedral ceiling and hardwood trim give the living area a classic appeal while the plush furniture provides seating for 8-10 persons. The entertainment includes a cable color TV, am/fm stereo, DVD plus a CD and MP3 player.

The interior dining area is just off the living room and seats 10 at a teak table. Screened doors lead to the upper level deck which has a gas barbeque grill and seating for 10 at the two exterior dining tables.

KITCHEN. The kitchen is also just off the dining room and is equipped with a refrigerator and stove/oven, dishwasher, coffeemaker, blender, and sufficient cookware and dinnerware for 10.

BEDROOMS. The 2 master bedrooms (king and queen mahogany sleigh beds) are on the upper level and are on opposite ends of the villa, thus insuring good privacy. Both have mahogany floors and beamed cathedral ceilings with fans, a/c, screened windows, and doors that open to small decks. Both bedrooms have tiled baths and the west master has an outside stone shower plus an inside shower. The lower blue and white bedroom (2 twin beds that convert to a king) has its own tiled bath and shower, while the lime colored bedroom (full bed plus a 54” couch) and the peach colored bedroom (queen bed) share a tiled bath and shower. The lower bedrooms all have a/c, tiled floors and closets and they share a kitchenette with a coffeemaker, toaster oven, small refrigerator, sink and a phone.

CARIBBEAN VILLAS' COMMENTS. Up until 2006 Kabej Patch was never rented and was well maintained by its resident owners. In 2005 Kabej Patch was sold, and despite being in good condition, it was extensively modernized, refurbished and completely redecorated. As the photos show, the make over produced a very attractive and cozy island home. The 5 bedroom homes on St. John tend to be very expensive rentals, so in the winter of 2006 we were pleased to offer this attractive home as a more affordable 5-bedroom villa.
Kabej Patch is a bit unusual for St John homes in that it was built from handsome South American hardwoods. These exotic hardwoods give this villa the rich, classical feel of a traditional island home while also keeping the interior much cooler and more comfortable than the average masonry home.
The owners of Kabej Patch have a large family so the layout and furnishings are appealing to families, but this villa is also quite well suited for multiple couples or groups of friends. The large family also answers the question that everyone asks – what’s up with the name? Kabej is a made up name from the first letter of the names of the 5 children in this family, and patch is slang for house. The name is like the house itself - cute and a bit different.
Kabej Patch is within walking distance of the small beach and snorkeling at Chocolate Hole and is also a convenient 5 – 7 minute drive from Cruz Bay. With its vibrant Caribbean style, totally new and pleasing décor and furnishings, a/c, pool, sundecks and sunny southern orientation, plus its convenient location, this 5-bedroom offers a lot of villa at a very reasonable price.
