LOCATION. Ixora is located more than 1000 feet above the Caribbean on a scenic mountaintop that overlooks Coral Bay and the British Virgin Islands (Coral Bay - northern hillside). This location ensures constant cooling breezes and morning wakeups heralded by a golden sun rising out of the cobalt blue Caribbean Sea. To the east lie magnificent views of Coral Bay, Hurricane Hole, and Norman, Peter, Salt and other islands in the B.V.I’s, while the lush forests of Bordeaux Mountain dominate the views to the south and southwest. Like its neighbor, Bayview, Ixora borders the V.I. National Park and is surrounded by beautiful tropical landscaping including verdant hibiscus, oleander, bougainvillea, ixora, coconut palm, banana, lime, and papaya trees. If you can force yourself to leave this stunning setting, the tranquil, turquoise waters and white sands of Maho and Leinster beaches (part of the National Park) are an easy 4-7 minute drive. Cruz Bay is a 15-minute drive and 6 restaurants in the Coral Bay area are a 5-10 minute drive. |


DESIGN. Ixora is a spacious, 5-bedroom Caribbean home that consists of three handsome buildings that are connected by a 60 foot pool and a large sun deck, plus tiled walkways and garden patios. The bedrooms are in the two buildings (wings) on both ends of the pool, while the living, dining and kitchen areas are in the great house, midway between the bedroom wings. The east (left, looking at the water) bedroom wing contains a master bedroom/bath on the ground level, and two more bedrooms that share a bath on the upper level. The west (right) bedroom wing contains another master bedroom and bath plus a guest bedroom and bath, both on the ground level. One of the largest private pools on St. John is surrounded by tiled and wooden decks with closely spaced cable railings designed to provide child safety. The hot tub is located in the patio off the west wing. |

LIVING/DINING/KITCHEN. The spacious living and dining rooms and the kitchen are located in the great house. An atmosphere of comfortable tropical elegance derives from the use of terra cotta tiled floors, cathedral ceilings with exposed cedar beams, ceiling fans, rich mahogany interior cabinetry, indirect valance lighting and 14 varnished mahogany French doors. The living room contains colorful wicker furniture, artwork and accessories. The floor and ceiling surround sound speakers provide great sound quality for the stereo, and there are also exterior speakers for music on the pool and deck. A 32” flat screen TV/DVD provides the viewing entertainment. For dining, there’s an interior mahogany table that seats 8-10, while the poolside table under the gazebo seats 4-6 and is ideal for lunches or cocktails. The kitchen is clean and modern with granite countertops and a granite bar/counter that seats 4, a 4-burner gas stove and oven, refrigerator/freezer, microwave, dishwasher, coffeemaker, toaster, blender, and a complete assortment of pots and pans, dinnerware, cooking utensils and equipment, and a telephone. A washer/dryer, outdoor shower and gas BBQ grill are located outside the kitchen. |

BEDROOMS. The bedrooms are located in the east and west wings. The east master contains a king size bed with a large amoire, telephone, cable color TV/VCR, walk-in closet, and large tiled bath and shower. Above the east master are two guest bedrooms (queen beds) that share a tiled bath. The west master bedroom (king bed) and guest bedroom (queen bed) also contain wicker furniture and separate tiled baths and a TV and telephone. All bedrooms have terra cotta tiled floors, large closets with mirrored doors, ceiling fans, good privacy, very comfortable pillow top mattresses and screened sliding glass windows opening to marvelous views and cooling breezes. |

CARIBBEAN VILLAS' COMMENTS. Ixora was built in 1993, and in 2001 it was extensively refurbished by its second owner, a very successful and best selling author and historian who loved to relax in his island home. Ixora was once again extensively refurbished in 2007/08, and with its new appearance and elegant finish, one cannot fail to be impressed by the beauty and style of this lovely villa. This mountaintop location provides a spellbinding view that many feel is one of St. John’s finest. Ixora also provides a peaceful setting that is 5-7 minutes from the unspoiled National Park beaches, swimming and snorkeling at Maho and Leinster Bays. It is also 5 - 10 minutes from the restaurants and grocery store in Coral Bay. At night the breathtaking views, the low voltage site lights, tranquil privacy and the fabled Caribbean moonlight all combine to produce an irresistibly romantic, peaceful and relaxing evening setting. Combine this with Ixora's classic architectural beauty, its comfortable and stylish interior furnishings, interior and exterior music, large pool, sundeck and hot tub and its spacious roominess, and you have a great vacation villa. The floor plan provides plenty of privacy for two families, multiple couples or mixed groups. Ixora is a non-smoking house. |
